# Furnished vs Unfurnished in Marbella: What the FF&E Inventory Is Actually Worth
Roughly 65% of Marbella villas above €3M list as "furnished." Roughly 5% should be. The rest are sellers attempting to recover the cost of taste decisions a buyer would not have made.
## Direct answer
**Buy furnished** when the FF&E is professionally curated by a known Marbella interior studio (Pedro Peña, Ark Architects, UDesign, ML Studio), is under five years old, and the seller will assign a defensible inventory at 60–70% of original cost.
**Buy unfurnished** in every other case. Negotiate a separate FF&E line item, walk through with an interior designer, accept only what you would have bought yourself, and discount everything else to clearance value.
The default Marbella practice is to roll FF&E into the headline price. That is the most expensive thing the seller can do to you.

A €5M Sierra Blanca villa "furnished" at €5.4M is asking the buyer to pay €400K for inventory worth €120–180K on the open market. That is a 55–70% premium on a depreciating asset. The same delta on a €15M villa runs to seven figures.
## When furnishings actually add value
**Recently completed signature villa.** A 2023–2025 Ark Architects or UDesign villa where the furnishings were specified during architectural design and the entire interior reads as a single composition. Removing the FF&E damages the asset. Pay the inventory.
**Branded residence with developer-sourced FF&E.** Karl Lagerfeld Villas, Fendi Casa, and the Tierra Viva collection ship with brand-aligned FF&E that retains 70–85% of cost on resale because the next buyer is purchasing the brand experience. Pay the inventory.
**Rental-ready turnkey for a yield-focused buyer.** If you intend to rent — long-term or short-term where permitted — a furnished villa lets you go to market the day after completion. The 8–12 weeks saved on furnishing cycle is worth €40K–80K of foregone rent on a €5M property. Pay a discounted inventory.
**Luxury hotel-management contract.** If you plan to enrol the property with Marriott Bonvoy Homes & Villas or a similar managed-letting platform, they have FF&E specifications. Inheriting compliant FF&E saves €100K+ in retrofit. Worth more than book value.
## Where buyers commonly trip up
**The "as photographed" trap.** Listing photos show staged interiors. Half of what is photographed is on loan from the styling agency and disappears between marketing and completion. Demand a written, item-by-item inventory list with serial numbers on appliances and provenance documentation on art before you sign arras.
**ITP applied to the wrong base.** ITP at 7% applies to the property only, not to FF&E. If your contract bundles a €5.4M furnished price into one number, you are paying €28,000 in transfer tax on the €400K of furniture you did not need. Split the contract: property at €5M (ITP base), separate Bill of Sale for FF&E at €400K (no ITP). Your lawyer should default to this. If they don't, change lawyer.
**Art and antique provenance.** Marbella is a market with rotating auction-house inventory. A claimed €80K painting without a Christie's, Sotheby's, or recognised gallery provenance is worth €5–15K. Yes — and the FF&E specification matters more than the price tag. Mid-century or hotel-grade furnishings outperform residential boutique pieces on guest reviews and durability. Budget €600–1,200/m² for STR-grade FF&E.
**Should I include furnishings in my mortgage?**

**What about pool furniture and outdoor kitchens?**
