For a Marbella villa listing under €2M, expect to spend **€600-1,200 on a photography package**: 35-50 stills, basic interior light balancing, no drone, no video, no twilight. For €2-5M villas the package should expand to **€1,200-2,500**: drone aerials and short orbit video are non-negotiable, twilight set from 2-3 prime windows, polished interior styling. For €5M+ trophy stock the spend should be **€2,500-3,000+** with the addition of a cinematic 90-180 second walk-through video to Drumelia or Berkshire Hathaway production grade, full 360 virtual tour, magazine-quality post-production. Photography is the highest-ROI marketing investment a seller makes — it sells the viewing, and the property sells itself thereafter.

## The five photography assets every Marbella listing needs

A complete listing media package in 2026 contains five distinct asset types. Most agencies deliver only the first; sellers should specify all five in the mandate.

**1. Architectural still photography.** 35-60 hero stills depending on property scale, shot on full-frame mirrorless with 14-35mm tilt-shift or wide-angle prime, properly white-balanced, lens-corrected. ## Where sellers commonly trip up

**Letting the agency use their in-house "intern with a phone."** Some volume agencies bundle photography into the commission and use junior staff. The output is functionally adequate but commercially generic. Sellers paying 4-5% commission on a €4M property are entitled to and should demand third-party professional photography paid for separately or itemised. Push back if the agency resists — the photography is the seller's marketing asset, not the agency's cost-saving opportunity.

**Skipping the drone on a €3M+ property.** No drone in 2026 reads as "the agency cut a corner." Buyers expect drone context and discount listings without it. The €400-800 marginal cost of drone on a €3M+ property is the lowest-hanging ROI decision in the photography brief.

**Shooting without prior staging.** Photography day is the wrong time to discover that the master bedroom needs styling. **Choosing midday for the hero shoot.** Marbella's midday sun is overhead and harsh. Pool water photographs as cyan rather than turquoise; exterior facades are flat; interior shadows are aggressive. The photographic gold standard is two visits — early morning (06:30-09:00) for east-facing exteriors and twilight (19:30-21:30 in summer) for west-facing exteriors and pool-lit composition. **Do I really need cinematic video on a €4M villa, or is a drone orbit enough?**
Drone orbit is the minimum at €4M. A 60-90 second cinematic walk-through video lifts engagement on social and on the agency's own listing page by 30-60% based on internal Muse data, and we recommend it on every €3M+ listing. **Can I use property photography from a previous listing or the developer's marketing kit?**
