# Marbella Luxury Villa Insurance 2026: Real Cost and Coverage

## Where buyers commonly trip up

**Underinsurance and the regla proporcional.** If your sum insured is €1.2M and the actual rebuild cost is €2.4M, Spanish law applies the proportional rule — every claim pays at 50% of valued loss.
