Marbella Luxury Market 2026 — What the Asking-Price Register Shows

That version has been withdrawn. The report below contains only figures we can source, each with its sample size and snapshot date, and says plainly what cannot be known in this market.

Spain publishes no per-property closing prices. There is no MLS of record for the Costa del Sol, notary and registry statistics are released only as provincial aggregates with a long lag, and no official series exists for rental returns, days-on-market or "off-market share". Any Marbella market report quoting those numbers at zone level is quoting figures that cannot be verified — including, until today, the previous version of this page.

What can be measured, continuously and honestly, is the asking-price register: the prices at which residences are actually offered for sale right now. This report is built on that register alone.

Methodology and source

All figures below come from the Muse Selection Marbella Property Index (CC BY 4.0) — a deduplicated snapshot of currently listed residences at or above €1,500,000 across the Marbella–Estepona–Benahavís–Sotogrande corridor, drawn from the Inmobalia and Resales-Online feeds and developer inventory. Snapshot date for this edition: 12 August 2026; 598 listed residences, of which 581 carry a published price.

How to read this table

The premium structure is real, the trend is not measurable. The table shows where sellers position each zone relative to the others on a single day — a 43% Golden Mile premium over the Estepona New Golden Mile per m², a Nueva Andalucía median within 2% of the Golden Mile's at the whole-property level. What it cannot show is how prices have moved: without closing data, appreciation series do not exist for this market, and we do not publish them.

Depth matters as much as level. A €2.4M median across 109 Estepona New Golden Mile listings describes a working market with genuine choice. A €9.4M median across five priced La Zagaleta listings describes a thin private market where every negotiation is idiosyncratic.

The floor truncates some zones. Mijas Costa's €3.6M median is the median of its seven listings above €1.5M, not of the Mijas market — most of that municipality trades below the index floor.

What Spain does not publish — and what that means for buyers

The following numbers do not exist in any verifiable form for this coast, at zone level: per-property closing prices, transaction counts by zone and price band, days-on-market, asking-to-closing spreads, buyer nationality shares, off-market transaction shares, rental yields and nightly-rate returns. The notary and registry systems publish provincial aggregates months in arrears; portals publish asking data only; everything else circulating in agency reports is estimation or invention.

Practical consequences:

Supply side — the observable pipeline

What can be verified about supply is the pipeline itself — the projects, their locations and their public price positioning (developer-published figures; verify current availability against each developer's reservation book during due diligence):

Structurally, frontline plots on the Marbella coast are functionally exhausted — new frontline product is overwhelmingly redevelopment — which is why the pipeline concentrates in the Benahavís hills and the Estepona corridor. For project-level detail see our new developments overview.

Frequently asked questions

What price point has the most liquidity in Marbella right now? Liquidity cannot be measured in this market — no transaction or days-on-market data is published. What the register shows is depth: the largest pools of listed inventory ≥€1.5M sit on the Estepona New Golden Mile (n=109), in Benahavís (n=79 priced) and in Nueva Andalucía (n=59), all with medians between €2.4M and €4.9M (snapshot 12 August 2026).

How long does a €5M+ property take to sell? Nobody can honestly tell you — Spain publishes no days-on-market data, and private-treaty sales dominate the top end. Anecdotally, top-end sales run long and idiosyncratic; treat any precise average you are quoted as invented.

Is off-plan better value than resale? The verifiable differences: transaction tax (10% VAT + 1.2% AJD on new-build vs 7% ITP on resale in Andalusia — an 11.2% vs 7% headline), staged payments with bank-guaranteed deposits under Ley 38/1999, and a price locked at reservation. Whether the finished property will be worth more at delivery is not knowable in advance, and we do not quote "appreciation during build" figures. See our property tax guide.

What is the wealth-tax position for owners? Andalusia applies a 100% bonification on the regional Impuesto sobre el Patrimonio. The national Impuesto Temporal de Solidaridad de las Grandes Fortunas applies to net wealth above €3M but credits regional wealth tax paid; non-resident owners also pay IRNR on imputed property income (19% EU / 24% non-EU). Confirm current rates with a Spanish tax adviser — rules change with budget cycles.

Which areas are appreciating fastest? No honest answer exists — appreciation cannot be computed without closing prices, which Spain does not publish. What is checkable is positioning: the widest asking-price gap to the Golden Mile benchmark currently sits in Marbella East (€5,146/m², n=36) and on the Estepona New Golden Mile (€6,356/m², n=109), against the Golden Mile's €9,099/m² (n=56), all on the 12 August 2026 snapshot.

Best entry strategy for a first-time Costa del Sol buyer? Define the use case first — primary residence, lock-up-and-leave, or rental — because each maps to different zones and licence requirements. Secure the NIE and banking setup early, in parallel with the search. And plan residency separately from the purchase: Spain's Golden Visa was abolished with effect from 3 April 2025 (Ley Orgánica 1/2025), so property purchase at any price no longer grants residency — non-EU buyers use the Non-Lucrative, Digital Nomad or Entrepreneur visa routes instead.
