The Málaga real estate market is booming. According to data, in August 2025 the average housing price reached €3,549 per square meter, which is 15.6% higher than last year and 2.4% higher than in July. This figure marks an all-time record and confirms Málaga’s status as one of the most in-demand and expensive cities in Spain.
In Spain, the average price is €2,498/m², making Málaga nearly 42% more expensive. The main reasons are its strong appeal for both lifestyle and investment, coupled with limited supply and growing international demand.
The highest prices are concentrated in coastal and central areas:
At the same time, more affordable districts such as Ciudad Jardín (€2,332/m²), Campanillas (€2,459/m²), and Puerto de la Torre (€2,543/m²) remain attractive for those seeking lower-priced housing.
The average price for a 100 m² apartment in Málaga now stands at approximately €354,900, and with taxes and additional expenses, the total cost often approaches half a million.
For renters, the news is also challenging: the average rental price in the province has reached €16.7/m², meaning around €1,670 per month for a standard 100 m² flat.
Experts agree that interest in Málaga’s real estate market will continue to grow. The combination of mild climate, tourism appeal, and foreign investment makes the city attractive not only for living but also for rental property investment.
