Market News — Editorial Notice
13 August 2026
We completed a review of everything this section published between 15 May and 17 June 2026. All fifty-two articles from that period have been withdrawn.
What was wrong
The articles were produced by an automated pipeline that had no news feed and no access to the Boletín Oficial del Estado, and it was instructed to file specific stories anyway. Given nothing to report, it invented material in two categories.
Spanish tax and property law that does not exist. Twenty-four articles reported administrative instruments — circulars, decrees and BOE resolutions, each with a plausible number — that were never issued, attributed to the Dirección General de Tributos, the Agencia Tributaria and the Junta de Andalucía. Between them they told readers that Andalucía had raised transfer tax to 11%, that a transfer-tax relief was expiring on a fixed deadline, that the Beckham regime had been retroactively tightened, and that audit campaigns and penalty regimes were underway. None of it happened. One article also presented the Golden Visa as available more than a year after it closed.
Market statistics that were not measured. Twenty-eight articles reported per-square-metre prices, transaction counts, sell-through percentages, appreciation rates and buyer-nationality splits for Marbella micro-zones. Spain publishes no per-property closing prices, so no such figures could have been computed by us or by anyone else. Some were attributed to real data providers and registries that had published nothing of the kind, and in one case to a valuation-firm source who does not exist. Several concerned a named developer's real project, and were wrong about its size, its location and its sales.
What we did about it
Each affected article has been replaced by a retraction at its own address, setting out what was published, on what date, why it was wrong, and what the correct position is. Nothing has been deleted, redirected or quietly rewritten into something else. If you arrived from an old link, a bookmark or a search result, the correction is waiting where the article used to be.
We have stopped promoting those URLs from this page. A correction belongs at the address of the error; it does not belong in a feed of current reporting.
The pipeline has been rebuilt. It can no longer cite a legal instrument outside a verified list, report a law or rate as having changed, invent a firm or a development, attribute a figure to a data provider, or publish a market number other than an asking price quoted with its sample size and the date of the snapshot.
Where the checkable material is
— transfer tax, VAT, stamp duty and the impatriate regime, with the governing statute for each. - Spanish Golden Visa 2026 update — the investor route was abolished by Ley Orgánica 1/2025 with effect from 3 April 2025. What remains, and what replaced it. - Muse Selection Marbella Property Index — median asking prices and asking €/m² by zone, each with its sample size and snapshot date, published under CC BY 4.0. This is the only market dataset we will quote, and asking prices are the only prices anyone in Spain can honestly quote.
If you relied on any of it
If you used a figure or a legal claim from this section in an offer, a valuation, a negotiation, a tax decision or a decision to proceed, please contact us. We will review it with you against the real position, and where a transaction is involved we will put you in front of qualified Spanish counsel at our expense.
We would rather publish nothing than publish something we cannot stand behind. This section will return when there is reporting to do and a person to do it.
