# Visit Our Marbella Offices
Muse Marbella keeps two physical offices in Marbella so that international buyers can meet us face to face, see the off-market portfolio binder in person, and use our video-call rooms to coordinate with family or advisors back home. Most of our clients fly in for a 24-72 hour viewing trip — both offices are sized and staffed for that workflow.
We strongly prefer scheduled visits. Off-market villas in Sierra Blanca, La Zagaleta, the Golden Mile and Cascada de Camoján are not displayed on the website; their dossiers live in physical binders kept in the office and are only opened for buyers who have introduced themselves and signed a one-page mutual NDA. Walking in unannounced means we will likely greet you with a coffee and a calendar — but the binder stays closed.

This is our headquarters. The building sits one block north of Avenida Ricardo Soriano — Marbella's central thoroughfare — within easy walking distance of the Casco Antiguo (Old Town), the Paseo Marítimo seafront, and the Marbella bus station. Founder Max Bykov works from this office most days; the senior buyer-side agents (Elizaveta, Maria, Anna) are based here too.
**Parking.** Free street parking is available on Avenida Arias Maldonado itself, though daytime spaces fill quickly. Two paid car parks are within a short walk: Parking La Alameda (3 minutes) and Parking Plaza Africa (5 minutes). For chauffeured arrivals, the building forecourt allows a brief stop for drop-off.
**Public transport.** Marbella's main bus station — served by Avanza and Portillo for inter-city routes from Málaga, Estepona and Algeciras — is a 10-minute walk. Local lines L-1, L-2 and L-7 stop on Avenida Ricardo Soriano, one block from the door. Málaga Airport (AGP) is 45 km / 35 minutes by car or pre-booked transfer; we routinely arrange the transfer for international clients.

Our second office sits in the Marbella East corridor and is the more convenient location for clients viewing properties in Nueva Andalucía, Aloha, Las Brisas and Puerto Banús. We use it primarily as a satellite for back-to-back viewing days, plus map-table briefings on the western sub-zones. Free street parking is straightforward, and the local bus network connecting Marbella centre, San Pedro and Puerto Banús stops within a 5-7 minute walk.
## Why visit our office in person
A 60-minute office briefing typically saves a buyer two or three days of unguided viewings. Three reasons clients keep telling us the visit was worth the flight:
1. **In-person property briefing.** We lay out the curated shortlist on a wall map of the Costa del Sol with current Tinsa transaction medians for each sub-zone, asking-price-versus-actual-close gaps, and the realistic 12-month inventory pipeline. This conversation is impossible to replicate over a Zoom shared screen.
2. **Off-market portfolio binder.** A physical binder with the dossiers of villas not on any public listing — typically 30-40% of the genuinely interesting €5M+ stock at any given moment. We open it once you have signed the NDA and we have a clear brief. Some sellers prohibit even the showing of photographs outside the office; the binder respects those constraints.
3. **Video-call rooms for international buyers.** Two soundproofed rooms with strong fibre, large screens, and a real coffee machine. Most of our international clients use them to loop in a spouse, an attorney, a private banker or a tax adviser without dragging laptops into a hotel lobby. We can also host a three-way call with your Spanish abogado before signing any reservation.

**Do I need an appointment?**
For walk-through enquiries about a specific listing, no — drop in during opening hours and we will help. For the off-market portfolio binder and serious buyer briefings, yes — please book at least 24 hours ahead so we can prepare a curated shortlist and have the right agent in the room. **What languages do you speak?**
English, Spanish and Russian are spoken natively across the team. German and Polish are available on request — please note the language at booking so we can schedule the right person.
**What documents should I bring?**
For a first orientation visit, none required. For a serious buyer briefing — particularly off-market — please bring a valid passport or government-issued ID and, if already issued, your NIE (Foreigner Identification Number). For purchases above €1M we will eventually require a brief proof-of-funds statement from your bank or wealth manager, in line with Spanish anti-money-laundering rules; you do not need to bring this to the first meeting.
**Is there parking on site?**
Free street parking is available at both offices. Paid car parks are also within a 3-5 minute walk of the centre office for visitors arriving by car.
**Can I bring my children?**
Yes — both offices have a small lounge area, fast Wi-Fi and tablets if needed. For longer family briefings we will have water, juice and pastries on the table.
