# NIE Application for Marbella Property Buyers: Process, Cost, and Timeline 2026
You cannot complete a Marbella property purchase without an NIE. The state fee is €9.84. Buyers regularly pay €400–1,200 to brokers because they did not understand the appointment system. Both numbers are correct; the second is avoidable.
## Direct answer
The NIE (Número de Identidad de Extranjero) is a tax identification number issued by the Spanish Ministerio del Interior. Every individual buyer named on the escritura needs one — including spouses on joint titles and minor children on inheritance structures. The Modelo 790 fee is paid at any Spanish bank (BBVA, Santander, CaixaBank) before the appointment. The receipt is stapled to the application. Without the stamped bank receipt the file is rejected on sight.
## The appointment problem
The Spanish online booking system (cita previa) for foreigner offices is the bottleneck. Marbella's Comisaría (Avenida de Arias de Velasco) and Estepona's National Police office release appointment slots in waves at unpredictable hours. Slots are taken within 30–90 seconds. 2. **Appointment broker** — €80–250, secured within 3–10 days. Used by every Marbella conveyancing lawyer.
3. **Lawyer-managed PoA** — your lawyer holds your PoA and books on your behalf. €300–600 inclusive of NIE plus PoA processing. Most efficient for non-resident buyers.
## Where buyers commonly trip up
**Booking the wrong appointment type.** "Cita Previa Extranjería" has 6+ sub-categories. NIE for property purchase requires "Asignación de NIE" (sometimes labelled "Certificados Y Asignaciones"), not "Documentación" or "Estancia por Estudios". Wrong type = rejection at the desk.
**Letter of justification missing.** Police officers reject applications without a written reason for the NIE. A signed letter from your Spanish lawyer ("Mr Smith intends to purchase residential property in Marbella, address X, escritura scheduled for Y") on letterhead resolves this. Generic "I want a Spanish bank account" is regularly refused.
**Apostille on home-country documents.** If your country is a Hague Convention signatory, apostille is sufficient. If not (Russia post-2023, several Middle Eastern jurisdictions), legalisation through both the home foreign ministry and the Spanish consulate is required. This adds 4–8 weeks. Plan around it.
**Confusing NIE with TIE.** NIE is the number (a tax ID). TIE is the physical residency card. Property buyers need only the NIE. TIE is for residents. Brokers occasionally upsell TIE to non-residents who do not need it.
