The escritura is signed, the keys are yours. The previous owner stops paying the electricity, water, and internet bills the next day. If you don't transfer the contracts in your name within 21 days, you risk supply cut and reconnection fees of €60–250 per service. Most non-resident buyers underestimate how administratively unforgiving this window is.

The transfer of an existing contract (cambio de titular) is free or low-cost. Setting up a new contract from a disconnected meter (alta nueva) costs €130–250 because of the technical inspection (boletín eléctrico) and reconnection fees.

Step 1: electricity (Endesa or alternative)

Marbella's grid operator is Endesa Distribución; the retailer is your choice (Endesa Energía, Iberdrola, Naturgy, Repsol, Total Energies, or 30+ independents). Default at transfer is the existing retailer.

Workflow: find the CUPS code on the latest bill (ES0021000000123456AB format), apply via the retailer's cambio de titular portal with escritura, NIE, IBAN. New contract issued within 5–10 days; first bill 30–60 days later. To switch retailer for a better tariff, do the cambio de titular first, then change retailer 14 days later — combining both steps delays activation.

Step 2: water (Hidralia / Acosol)

Central Marbella is served by Hidralia (HCS); San Pedro de Alcántara and western coast by Acosol. Find the contador number on the latest bill, apply at the Hidralia office (Avenida del Trapiche) or online with escritura, NIE, IBAN, and cédula de habitabilidad. New contract within 10–20 working days; quarterly billing in arrears. New-builds without active water need a boletín de fontanería from a registered plumber (€130–280) for alta nueva.

Step 3: gas (where present)

Most Marbella villas use bottled gas (Cepsa, Repsol, BP) or LPG depósito (a buried tank). Mains gas is mostly limited to apartment buildings in Marbella town and Puerto Banús. Confirm before transferring.

Step 4: waste / basura

The basura (waste collection) bill is issued by the Ayuntamiento de Marbella, automatically linked to the Catastro reference. When you file the Modelo 902-N to update the cadastral record post-completion, the basura account follows. Costs €120–600/year depending on property type. Direct debit setup at the Recaudación office or via the Ayuntamiento online portal.

Step 5: telecoms

Spain's fibre coverage in Marbella is excellent — Movistar (Telefónica), Vodafone, Orange, Másmóvil, and DIGI all serve most urbanisations. Fibre at 600/600 Mbps to 1 Gbps is standard.

Premium areas (La Zagaleta, Cascada de Camoján, Sierra Blanca) sometimes have only 1–2 fibre operators. Check coverage at the address before signing a 24-month commitment.

Where buyers commonly trip up

No Spanish IBAN. Utilities require a SEPA-zone IBAN; foreign-account direct debits are routinely rejected. Open a Spanish account before completion — see our closing day checklist.

Missing CUPS / contador numbers. Both are on existing bills. If the seller won't share, the distributor will provide with escritura proof — but adds 5–10 days.

Seller cancels rather than transfers. Some sellers cancel (baja) the day after signing, leaving the buyer with €130–250 per service in alta nueva reconnection costs. Insist on cambio de titular.

Telecoms 24-month lock-ins. Fibre/mobile contracts typically 12–24 months with €150–400 early-termination penalties. Read the small print on rented or low-use properties.

Solar panel transfer. Photovoltaic surplus contracts (autoconsumo con compensación) require separate transfer per provider. Failure leaves the previous owner credited for your generation.
