# Marbella Villa Orientation: South vs Southwest — What Each Direction Is Worth
Orientation in Marbella is a 5–15% pricing factor that buyers from northern climates routinely misjudge. South is not automatically best. The wrong south-facing villa in July is uninhabitable on the terrace from 11am to 7pm; the right southwest-facing villa with proper overhang stays usable through August and captures the sunset over the bay.
## Direct answer
For a Marbella villa intended for genuine year-round Mediterranean use, **southwest** is generally the optimal orientation. It captures full afternoon sun in winter (when you want it), tempered morning sun in summer (when you don't), and the sunset view over the Bay of Marbella.
**Pure south** is best for indoor-focused properties (apartments without terrace dependence) and for primary residences where occupants stay inside during peak afternoon hours.
**Southeast** is the morning-light orientation favoured by buyers with breakfast-on-terrace lifestyle, and it's the coolest orientation in summer afternoons.
Compass premium across Marbella prime stock: southwest commands 8–15%, south 4–9%, southeast 0–4%, north and northeast typically discount by 5–12%.
## Orientation comparison
| Orientation | Summer terrace usability | Winter solar gain | Sunset capture | Heating/cooling cost | Typical price impact |
|---|---|---|---|---|---|
| Pure south (180°) | Difficult 12pm–6pm without overhang | Excellent | Brief, indirect | Highest cooling, lowest heating | +4–9% |
| Southwest (210–240°) | Good — direct sun late afternoon only | Very good | Full bay sunset | Moderate cooling, moderate heating | +8–15% |
| West (270°) | Difficult 4pm–8pm without overhang | Limited (winter sun low) | Full sunset | High cooling | +3–7% |
| Southeast (120–150°) | Good — morning sun, afternoon shade | Good | None | Lowest cooling, moderate heating | 0–4% |
| East (90°) | Excellent — pure morning sun | Limited | None | Lowest cooling, higher heating | -2 to +1% |
| North (0°) | Coolest, but no sun | None | None (some sky-glow) | Lowest cooling, highest heating | -8 to -12% |
## Why southwest commands the premium
**Bay of Marbella sunset alignment.** Marbella's coastline runs roughly east-west, with the bay opening south. Southwest orientation captures the sun setting over the Mediterranean from approximately April through September, with the sun appearing to set into the sea between Estepona and Gibraltar. The visual is extraordinary and directly drives the 8–15% pricing premium.
**Tempered summer terrace.** Pure south orientation in July puts the sun directly overhead at noon and onto the terrace at full intensity from 12pm. Southwest orientation receives shading from the building's own roof through morning and early afternoon, with direct sun only from 4pm onward — by which point the temperature is dropping and outdoor use becomes pleasant.
**Winter sun for swimming pools.** A southwest-facing pool receives full afternoon sun from October through April, the period when natural heating extends swimming season by 4–6 weeks at no energy cost. North-facing pools require €4,500–9,500/year in heat-pump operation to maintain swimming temperature (see our [utility bills guide](/article-marbella-villa-energy-bills-en)).
**La Concha shadow effect.** Properties in Sierra Blanca, Cascada de Camoján, and parts of central Marbella sit at the foot of La Concha mountain (1,215m). North-facing or even due-east properties at the mountain's base lose direct sunlight from late October through February as the mountain shadow cuts across the slope. Verify "sun hours" on the specific property at winter solstice — agents rarely volunteer this and the impact is significant.
## Where buyers commonly trip up
**Buying in spring or autumn for a property they'll use in summer.** A July villa viewing tells you what summer is like. A March or November viewing tells you nothing about peak-season usability. Orient the timing of your viewings to your intended primary use season.
**Underestimating the overhang effect.** Modern Marbella villas built 2015+ typically have generous roof overhangs designed to shade summer terraces while admitting winter sun. Pre-2010 villas often have minimal overhangs and require retrofitted pergolas, awnings, or shade sails (€8,000–35,000) to make terraces usable in July–August.
**Confusing "sea view" with "south orientation."** A sea-view villa can face any direction depending on the topography. A villa on the hillside above Marbella Centro can have full sea view while facing southwest, west, or even northwest. Demand a compass reading on the main living-room and master-bedroom orientation, not a marketing description.
**Ignoring the prevailing wind (Levante and Poniente).** Marbella has two dominant wind regimes. Levante (from the east) brings humidity and gusts April–October. Poniente (from the west) brings dry air and is generally pleasant. East-facing terraces catch Levante on its bad days; west and southwest are sheltered. Coastal villas particularly affected.
**Over-glazing on west or southwest.** Floor-to-ceiling glazing on a southwest exposure is architecturally beautiful and operationally costly. Without solar-control glazing (€280–450/m² premium), late-afternoon solar gain in July adds 3,000–6,000 kWh/year to cooling load. Modern signature villas spec the glazing correctly; older "modernised" villas often do not.
## When to call Muse
For any villa above €2M, request a compass-and-sun-path assessment as part of the viewing. We carry a compass on every viewing and can run a simple sun-path simulation against the property's specific topography for an accurate seasonal usability picture. Cost: included in standard buyer service. See our [pool villa buyer guide](/article-marbella-buying-villa-with-pool-en) for the broader villa evaluation framework.
## FAQ
**Does orientation matter for apartments as much as villas?**
Less. Apartment orientation primarily affects natural light and energy cost, not terrace usability (terraces are typically smaller and balcony-style rather than full living spaces). Premium for southwest apartments: 4–8%, versus 8–15% for villas.
**What about full-day sun on north-facing pools?**
Many Sierra Blanca and Cascada de Camoján villas have north-facing-but-elevated pools that catch sun from above through the morning — the topography matters more than compass direction. Walk the property at 11am and 4pm to verify.
**Is southwest universally the answer in all Marbella zones?**
Mostly, but with exceptions. La Zagaleta's elevated golf-side properties facing southeast catch morning light without afternoon overheat. Some Estepona NGM beachfront properties face purely south to the sea and benefit from sea-breeze cooling that offsets the orientation cost.
**Can orientation be changed in renovation?**
Major renovation can reorient terraces, glazing, and external rooms — at significant cost (€2,800–5,500/m² of altered facade). Compass direction itself cannot change but solar gain and shade can be substantially modified.
