We send the newsletter on the 1st and the 15th of each month. Two emails. No more. Founder Max Bykov writes the bulk of it personally; the senior buyer-side team contributes the off-market notes. It is the same brief that goes to our private clients, lightly redacted where confidentiality demands.

What you get
Monthly Tinsa price-by-tier digest. We pull the official Tinsa transaction medians for each Marbella sub-zone — Sierra Blanca, La Zagaleta, Nueva Andalucía, Cascada de Camoján, Marbella East, Estepona New Golden Mile — and convert them into the format that actually informs an offer: asking-price-versus-close gap, 12-month direction of travel, and the few outliers worth a second look. No averaged-out portal nonsense.
Off-market opportunities, subscriber-first. When a seller asks us to find the right buyer for a villa they will never list publicly, we mention it here first — typically two or three properties per issue, anonymised but with enough detail (sub-zone, plot, built m², asking band) for a serious reader to know whether to reply. Subscribers reply by email; we open the dossier under NDA. Roughly one in eight off-market deals we close starts with a newsletter reply.
Policy and tax updates that move the needle. Beckham Law amendments, Modelo 720 changes, the Costa del Sol's evolving stance on short-let licensing, IRNR thresholds for non-residents, the Junta de Andalucía's planning calendar for the AUE coastal zones. We translate the legal text into the practical question — "does this change my acquisition structure?" — and answer it in three paragraphs.
Founder commentary on what is actually moving. Max writes a short column at the foot of each issue: which sub-markets are tightening, which are softening, which buyers are flying in this fortnight, what the developers are quietly worried about. It is the conversation our private clients pay for, made public.
What you don't get
No spam. No daily property dumps. No generic luxury platitudes about "the Costa del Sol lifestyle." We will not sell, share or rent your email address — to anyone, ever. We will not retarget you with display ads. We will not enrol you in a separate sales sequence the moment you click a link.

Cadence
Two emails per calendar month. Always the 1st. Always the 15th. If a date falls on a Sunday or a Spanish bank holiday, the issue ships the next working day. Late August we typically pause for two weeks; we say so in advance.
That is the entire schedule. We do not run "limited-time" launches, "members-only" upsells, or anything that pretends to create urgency. The fortnightly cadence is the product.

Frequently asked questions
How often will you email me? Twice per calendar month — on the 1st and the 15th. That is the entire send schedule. No weekly bursts, no launch sequences, no "special-occasion" extras. If we ever change the cadence (we have no plans to), we will tell you in advance and let you opt out before the change takes effect.
Do you sell my data? No. We will not sell, rent, share or syndicate your email address to any third party — under any circumstance. We use a single transactional email provider to deliver the newsletter, and your address is held in our own subscriber database in the EU. Full details in the privacy notice.
What is the unsubscribe process? One click. Every issue carries an unsubscribe link in the footer. Clicking it removes you from the active list immediately, with no confirmation page, no survey, no win-back sequence. Your address is deleted from our active database within 24 hours and from our 30-day rolling backup at the next cycle.
